Property Care for Owners Who Can't Always Be Here.

Owning a place in the Bitterroot Valley is wonderful. Looking after it when you're away can be another story.

I'm Joe. I live on a working cattle ranch in Victor, and I've spent 40 years fixing, building, and maintaining things.

If you own a vacation home, rental property, or seasonal residence in the Bitterroot Valley, I'd be happy to talk about helping you take care of it.

I provide property care and maintenance throughout the Bitterroot Valley, including Hamilton, Victor, Stevensville, Florence, Corvallis, Lolo, and Darby.

Somebody Ought to Keep an Eye on Things.

A dripping pipe doesn't care that you're in Arizona. Neither does a valley windstorm or a broken gate.

I can make scheduled visits, look for visible problems, handle routine maintenance and repairs, and let you know when something needs attention.

Depending on your property, that might include:

• Regular property checks with photos and updates to help you prioritize

• Seasonal opening, closing, and winter preparation to avoid surprises

• Routine maintenance and repairs, with photos and notes about what I've done

• Repairs between guests or tenants

• Storm cleanup and outbuilding checks

• Meeting or coordinating specialty contractors when needed

A Few Good Relationships.

I'm not looking after dozens of properties. I'd rather get to know a few places and their owners, and take good care of them.

We'll agree on what needs doing, how often I'll visit, what's included, and what additional work costs. I'll put it all in writing.

And if I find something else that needs attention, I'll talk to you before spending your money. It's your property and your decision.

I'm not offering rent collection, tenant placement, or reservations. Just the practical, hands-on side of looking after your property.
